A brief history of panel construction
To understand the current value of panel apartments, we need to go back several decades.
During socialism, the state faced a massive challenge – to urgently provide shelter for the thousands of families moving from villages to rapidly developing industrial centers and large cities.
Thus, panel construction entered Bulgaria with a very clear economic goal: speed, scale, and affordability.
Although the main focus at the time was quickly addressing the housing crisis, these projects incorporated serious engineering thought, aligned with high standards for sustainability and efficient use of space.
The Major Advantages of Panel Properties Today
Although a product of a different era, panel construction has a number of features that today prove to be significant advantages for buyers.
1. Large-scale Urban Planning
One of the greatest advantages that we appreciate today more than ever is urban planning. In the past, blocks were placed at significant distances from each other, providing abundant natural light and space without the feeling of a “window-to-window” view. Between the buildings, extensive green areas, playgrounds, and ready road infrastructure with ample parking space were planned – features that modern dense construction rarely offers.
And while in popular new neighborhoods like “Krastova Vada,” “Vitosha,” and “Malinova Dolina,” the lack of streets and sidewalks still means mud up to the knees with every rain, the panel neighborhoods have ready infrastructure, schools, public transport, and predictability.
2. Clean geometry and full-fledged space
Entering the property itself, practicality continues. Unlike modern architectural designs, where we often encounter slanted walls, protruding load-bearing columns, or unusual corner angles, the panel apartment offers clean and proper geometry. Straight lines and the absence of unnecessary structural obstacles allow for full and easy utilization of every square meter.

Here comes the big question – status or space? In one case, you pay for a prestigious address and newer construction, but you get a modest net area, where a significant part of the square footage is lost to common areas and corridors. In the other case, you invest in real family space.
Why does the panel building come out ahead?
- Almost 35% of sold homes are panel buildings. This is not a commercial hypothesis; market data confirms it. According to a in-depth study by blogger Boyan Yurukov, based on official data from the Property Registry for transactions in Sofia in 2025, the panel housing stock continues to be a main pillar of the housing market. Every third sold home in Sofia is in a panel block. This shows that interest in panel apartments is serious.
- Actual square meter – in panel construction, the price you pay is for the net living area. The common parts of the blocks are not included in the property’s square footage at all. However, in new construction, the buyer pays between 10% and 15%, and sometimes up to 25% ideal parts of the building (corridors, staircases, elevator shafts, and wall thickness).
This means that with 80 sq.m of new construction, you actually live in only 60-65 sq.m of usable floor space, while with 80 sq.m of panel housing, you have the full 80 sq.m for your family.
- Potential for transformation – with the development of modern building materials, thermal insulation systems, and interior design, a panel apartment can easily be transformed into a modern, energy-efficient, and cozy home. Many of these blocks already have updated installations and renovated facades, which eliminates the visual and functional difference with newer buildings.
