Investors and property buyers are turning to the expanding Metro Line 3 in Sofia

Construction is upcoming in the neighborhoods of Vrazhdebna, Slatina, Levski, Levski V and Levski G, Hadzhi Dimitar, and Mladost 1 along the extension of Metro Line 3 in the capital. Apartments with 1 to 3 bedrooms are being sought and offered in modern brick buildings. An increase in property prices in the neighborhoods along the extension is expected, ranging between €200 and €500 per sq.m. after the metro launch.

The interest of homebuyers and real estate investors in Sofia is growing with the extension of Metro Line 3 (Hadzhi Dimitar – Gorna Banya) to new areas and neighborhoods. Their added value is linked to improved transport connectivity in the city and the possibility of reduced traffic with private cars.

This makes properties near the future metro stations in the Slatina district, Levski residential complex, and the Sukhatа Reka neighborhood even more valuable and in demand.

Metro Line 3 – Development Opportunities

The extension of Line 3 will serve the neighborhoods of “Geo Milev” and “Slatina,” providing convenient connections to “Arena 8888 Sofia,” Tsarigradsko Shose Boulevard, as well as to UMHATs “Tsaritsa Yoanna – ISUL.” The metro station near “Arena 8888 Sofia” will be located along Asen Yordanov Boulevard, in the southeastern part, featuring a central vestibule and entrances in front of the arena and “Sofia Tech Park.” Alongside this station, the “Tsarigradsko Shose” metro station is also being constructed.

The planned length of Sofia Metro Line 3 is 21 km with 21 metro stations. The expansion is being carried out in two sections: the “Hadji Dimitar” segment – Levski residential complex with 3 metro stations, and a second route connecting Shipka Street – Geo Milev neighborhood – Slatina residential complex – Arena Armeets Hall / Sofia Tech Park – Tsarigradsko Shose Boulevard with 6 metro stations. One third of the metro through the “Slatina” district has been built, and the entire project is expected to be completed by autumn 2027.

In the coming years, the neighborhoods around the new metro stations in Slatina, Sukha Reka, Ovcha Kupel, Levski district, Levski V and Levski G, and Reduta are expected to outpace the traditionally sought-after southern areas in terms of transaction growth and prices. Their transport accessibility makes them part of the trend where the eastern and northeastern districts of Sofia are becoming the next breakthrough on the capital’s real estate map.

To discuss the dynamics of the real estate market along Metro Line 3, the prices, opportunities, and risks, we spoke with Miroslav Stoyanov, manager of the “Leader” office in Sofia, at the real estate agency Nov Dom 1.

There are several trends in the buying and selling of properties around the extension of the new metro station. Prices are still significantly lower compared to areas with operational metro lines. However, there is a growing interest from investors, developers, and buyers in these neighborhoods,” says Stoyanov.

Trends in detail

The expected increase in property prices in the neighborhoods along the metro line extension is between €200 and €500 per square meter after the metro launch. This is also driven by the planned improvement of the infrastructure around the new stations.

There will also be development on vacant plots and compensation for buildings on existing properties with houses or abandoned ones. This implies growth in areas such as Vrazhdebna, Slatina, Levski, Levski V and Levski G, Hadzhi Dimitar, and Mladost 1 neighborhoods.

In the aforementioned areas, mainly plots for construction are sought by companies, while private buyers and investors look for liquid properties. Currently in demand are apartments with 1 to 3 bedrooms, in modern brick buildings, made with contemporary and sustainable materials, at reasonable prices. Functional homes are sought, not huge and luxurious properties. A balance of quality and price is preferred, unlike more central districts in the capital, where comfort and quality are valued over price,” explains the expert.

With the anticipated interest in housing around the expanding Metro Line 3 in the capital, it is important for investors and buyers to proceed with caution when attractive offers appear. The economic and social benefits of development in these areas are significant, but so are the risks. To avoid them, rely on professionals.

My advice is to invest wisely in property purchases, to use real estate agencies with market experience to mediate for you. Not every deal that looks advantageous truly is, nor is it always the most attractive. There are offers available exclusively through agencies, which in turn work to achieve deals beneficial for all parties involved,” reminds Miroslav Stoyanov.
